A key feature of this office building is the external mounting of the HVAC installation to provide flexibility of use while retaining clear floor plates with cores that do not need to accommodate air handling ducts. The air handling units are small-scale rather than the customary centralised large-scale units that are typically mounted at the top of the building. Instead, HVAC units are mounted at three-storey intervals throughout the height of the building. This approach provides a flexibility of use across functions varying from desk-and-chair office space to workshops and research and development facilities. The spatial organisation is more that of a collegiate university building than a regular office building.
